How acreage is valued

Acreage is valued by comparison, but no two tracts compare perfectly. Buyers adjust recent sales in the same area for these things:

  • Size. Per-acre price usually falls as tract size grows. Five acres sells for more per acre than 500.
  • Usable acres. Floodplain, steep slopes, rock, easements and wetlands reduce the usable portion.
  • Road frontage and access. Paved, county-maintained frontage beats a shared dirt easement.
  • Water. Existing well, water district service, creek or pond frontage, or good prospects for a well.
  • Utilities. Electric on the property line is worth real money.
  • Improvements. Fences, barns, pens, an old house, or a mobile home.
  • Surroundings. Growth corridors, quarry or feedlot neighbors, highways.

Selling acreage that is hard to sell

Tracts lenders will not touch are often easy for a cash buyer. If yours has any of these, we still make an offer:

Selling part of your acreage

Splitting land can trigger platting, road and utility requirements, and Texas counties have limited but real subdivision authority, particularly near cities. Sometimes selling the whole tract to a buyer who wants it all is the faster, cheaper route. If you want to keep a piece, tell us up front.

Cash is simple. Some land needs more than that.

We buy for cash when that works. When a deal needs it, we get creative: owner-financed purchases, notes, partnerships and development.

Cash offer

A written offer within 24 hours. Closing typically takes 7 to 30 days, or on the date you choose. No commissions or fees.

Owner financing and notes

Want a down payment and payments over time? We can buy your land on owner-financed terms, and we can talk about buying an owner-financed note you hold.

Partnerships and entitlement

Land with development potential? We partner with landowners, buy entitled land and take properties through entitlement.

There is no one-size-fits-all land deal. Each one can have its own lenders, financials and offers, so contact us for details.

Common questions

What is the minimum acreage you buy?

We look at everything from a fraction of an acre to several hundred acres. Small and large tracts are priced differently, but we make an offer on both.

Is land priced per acre or as a whole?

Buyers think per acre, but per-acre price drops as tract size rises, and usable acres matter more than total acres. A 50-acre tract with 15 acres of floodplain is not priced like 50 flat acres.

Do I need a survey to sell acreage?

Not to get an offer. If a survey is needed to close, we can usually order it, and an older survey often works.

Can I sell part of my acreage?

Yes, but dividing land can trigger platting and county or city subdivision rules. Talk to us or the county first; sometimes selling the whole tract is simpler and faster.

What if my acreage has no well, electricity or road?

We still buy it. Utilities and access affect the price, not whether we make an offer.

What about my agricultural tax valuation?

If the use changes after a sale, rollback tax can apply for up to three prior years plus interest. We explain how it applies to your acreage before you sign.
